Longtime listener, first time poster. I closed my first deal on two townhomes in Madison Wisconsin back in August and looking for more in the Dane, Sauk or Columbia County areas to build a portfolio. I'm new to investing, closed my first deal just a few months back. I've made what seems to be a common mistake by treating this as a hobby rather than a business. I'm taking some time before finding my next deal to focus and develop the tools needed to make the switch from hobby to business. Anyone have advice developing policy/procedures to reference when different situations arise? Any help is appreciated!

@Heath Ryans  Makes sense, thanks for the input. I've checked out a few of those site you recommended a while back but maybe should revisit. I was curious if anyone had used something like Wix or Squarespace for their portfolio. I've just closed on my first deal and was trying to figure out a good platform moving forward. 

I'm looking to build a website for my rental properties to serve current tenants (messaging/maintenance requests) and to market vacant units. Does anyone have experience?
