@Account Closed Thanks for the advice and I'll check out Tucker's podcast. I do a lot of podcasts and educational readings but feel I just need to pull the trigger on something. Good advice though thank you for the feedback!

Hello,

I am considering purchasing a wholesaling mentor and I'm excited about the opportunity but I feel that it's a lot of money. Is 5K for a wholesaling mentor a lot? too much? cheap?

To get a mentor is it normal to have to pay a price like that or would I be better off going to my local REIA meetings and meeting people that way?

I'm looking at using wholesaling as a jumpstart to getting cash and creating rental income as a REI.

Any help and guidance would be appreciated!

Hello,

I am a new/aspiring real estate investor who is trying to move away from education and take action. I've been debating the best way to get into RE investing and I've landed on wholesaling as a way to create cash reserves and then turn that into a buy and hold investing strategy. I'm in the Columbus Ohio area and through listening to BP Podcasts wholesaling has been recommended as a great way to start. I am also in the process of getting my Ohio RE license and will have that completed by the end of April. (license in hand) In my research about wholesaling I've come across a coaching/mentorship program that looks pretty promising and some A-List people have used it and are getting great results. It is pricey (5K plus $197/month after 90 days for year) and I feel as if I'd be better served to use that money on actually investing in real estate versus a system/mentorship. However, because I'm stuck in this "Analysis Paralysis" stage and need to just take action I do understand the value of a mentor who can help me do exactly that, take action, by following a step by step system.

So my two questions are:

A.) What are peoples thoughts on wholesaling/buying and selling on assignment as a way to create cash quickly with regards to assignment fee's ? Is there a conflict of interest regarding doing so as a real estate agent in Ohio?

B.) Is investing $5,000 in a coaching program/mentorship unheard of? I believe in the system, like the people I've spoken with and in my short time meeting others who have done it respect them tremendously. It still just seems like a lot.

I appreciate your offer for further guidance in regards to wholesaling.

That's the way that I think about it to; you get what you pay for. 5K seems relatively inexpensive if I can make 3X that or more (conservatively) if I follow the advice and hit the grind. Still debating on the investment. The other thing is I haven't spoken to the mentor directly. I spoke to a colleague or "right hand man" of theirs and it was one of those things where the program cost 9K but  if I booked on the phone right then and there I got a discount to 5K. I'm not a genius but I also know that's a sales tactic and that made me question the entire integrity of the program. If I'm paying 5K for the mentor I should at least have 24 hours to speak with my family and make my decision, especially when the price had never been presented to me prior to our discussion. Plus talk to the actual mentor, no? Not to much to ask, right?
