If you're invested in Memphis and having good experiences, what zip codes are you in? I grew up there and there are several zip codes that make me nervous. I'm just wondering if any of you are in those areas or not.

Thanks for your input, everyone! This is not a place that would demand a resident officer. I was just thinking it might be a nice service, if you will, to the other tenants....maybe a little added value in the form of goodwill.

In the past I've heard some apartment complexes will let police live there rent-free. That sounds like a reasonable idea to me. Anyone have experience with this? I'm looking at my first multi-family purchase (24 unit) and I'm curious about this concept. Thank you guys!

What's the easiest, most accurate way to find market rent rates where I'm looking at a potential investment?  This is an older part of town with no large apt complexes - I'm looking at a couple of duplex/triplex type units.

Hello BP! I'm new to investing in Central Arkansas and would love to network a bit. These podcasts are outstanding, so I figured the site must be worth checking out, too. This place is great. I ran into an old friend last week and he told me about some apartments his company acquired and needs to sell. I was hoping to get this deal off-market, but he informed me today that they're planning to hire an agent this week. Does anyone have any advice on how I might encourage them to NOT hire the agent and give me a shot at the deal first? I know absolutely NOTHING about this property yet.
I've lived in LR for 15 years now. I'd steer clear of East Roosevelt, for sure....low income, high unemployment, high vacancy, high crime. I'm not sure where Hermitage is. There's a Hermitage Rd out west, but it's all commercial stuff.
