Post: Opinion on NOT priming before painting?

@Lara Fobian. Priming is for binding and sealing bare or raw surfaces. Sounds like he did what he should have. Priming over painted surfaces is a moot point. Unless the surface is a factory finish or a baked on metal type finish. Then they would need to use a specific primer like a DTM primer, Wash primer, peel bond primer, metal etc. spot priming is industry standard.

Inhereted tenent has not liked me since i purchased the property. She has nothing good to say about me personally. My contractors tell me the way she talks about me when i am not around The property gets a tiny bit of water( small puddle) once or twice a year when we are in the rainy seasons, from driving rain i get water in my basement and i know most people do we are between two rivers low lying area. Like a glass of water worth. Its not flooding or moldy. It has been raining for days on end, an inch just today. the first time i met her she forgot who i was and was talking about me,,,, To me.. While i was improving the property. It is crazy.

No current lease. 700 month to month. And the other side is $925.00 should i increase rents or evict and start over? Or do i just let it go again?

@Scott Earl I would consider reaching out to the SBA and see if they have a small business development corporation that can help make a plan. They will also want a feasibility study.

@Kevin Romines. Yes thanks for the info!! I would like to have all individual home loans but the banks I have talked too say they can only do commercial loans for these kinds of properties. They can only do home loans on my primary and second home. And bank recommendations for these kinds of loans would be much appreciated.

I bought a 4 plex, 3 plex and 2plex 4 years ago and its time for us to refinance. Looking for the longest term lowest ratesfor these properties. I have spoke with the bank I use for my personal and painting business. They are offering 6% interest commercial loan??

What is he best way t refinance multiple properties at the same time?

What is he best type of loan?

What terms can I expect?

I have 2.4 acres I want to build self storage on and want advice . How to figure the deal so it is win win. Who and how to present to potential partners or investors. 1. I own the land 2. I operate another business on site (painting company) 3. It is on a new main road in our town new viaduct adjacent to with walking path and great neighborhoods in all directions. 4. Only one in this corner or quadrant of the community. I need a mentor for question and specifics. PLEASE ADVISE.
