I’d pay off the student loan, and sell one or both of the cars. $2,000 /mo going to vehicles that are depreciating by thousands of dollars a year won’t get you ahead

You absolutely need to call his current landlord for a reference, but the most important call is 2 landlords ago...that’s who isn’t afraid to tell you the truth about the guy

I also use Cozy, very easy to use. Tenant can use debit/credit card or ACH from their bank

She’s been there 3 months, how long have you owned the property? If it’s never been an issue before I’d say she’s a professional problem tenant and needs to go ASAP as she will make your life miserable

Biggest issue you will have with your plan is with zoning and local municipalities. You could probably do it in a more rural setting where there are less restrictions, but most renters don’t want rural

Who has rentals targeted to elderly people or people in wheelchairs?

Single story apartments on slabs with no stairs and barrier free bathrooms, etc

Seems like there’s a need for it, and being harder to find it seems turnover would be less?

What are your thoughts

I’d recommend the Willis Law firm in Kalamazoo, they do a fair amount of real estate law

Do you need the skills/services/money this family member has? If no, I would pass on a partnership...too much to go wrong. I wouldn’t partner just to partner. If they’re looking to get into the game maybe help them out and mentor them

Is this property in CA? Can you evict based on breach of lease? (Unauthorized changing of locks, not allowing reasonable access)

I had to evict a tenant during COVID, but I had to do on the grounds of damage to property (and there was extensive damage)

While I would agree with you that it might be easier to make the tenant happy in the short term, is it going to end there? Are they going to blame the landlord for hard water stains on their favorite sweater?...A neighborhood vandal slashing their car tire?
