I’ve been in the same boat with 100+ inquiries (Facebook) for a rental property, I told them all I required a completed application (at no charge) before they could see the place. I got about 20 actual applications, only a few of which were even worth considering

Those used cabinets you are proposing look nice (and are an upgrade) but a few things you need to consider...biggest one being you’ll have to rip out that header above the current cabinets to get those 42” tall uppers in there (a lot of drywall work and mess). Your current kitchen appears to have a “blind corner” cabinet...the used cabinets you’re proposing have no corner cabinets.

IMO...for a flip yes I would replace, for a rental I would just get them painted, new hardware and probably just high definition laminate countertops

The realtor listing the property "found it first" if thats what you want to do, then become a realtor. If you want to wholesale make yourself valuable to area investors by putting in the time to find off market deals. You're not adding value for an investor by trying to wholesale off the MLS

Challenge will be to find a contractor who isn’t 6-8 months out. All the good ones are booked, unless it’s a small job and they can squeeze it in

How did the house start out? ie was the flooring already 10-20 years old?...had it been 10 years since the place had been painted?

They could be gouging you, or it could just be due for some upgrades

If you still want to pursue flipping houses, I would start with your own. If you don’t already have a place I would look for an “estate house” something that has good bones and has been maintained, but hasn’t been updated in 30-40 yrs. Something you can move into and do a live-in flip over a year or two. You will get hands on experience, and things you don’t feel comfortable tackling yourself you can look to hire out. This gets your feet wet working with contractors and understanding how to get quotes and understanding costs
