If I had a dollar every time a tenant pulled the "attorney card" I may be a rich man by now.  Don't let this bother you.  I always offer the tenant my attorneys information and ask them to just have their attorney contact my attorney so the two attorneys can work things out.  I have been in this business for 12 years  and have rented to thousands of tenants and to this day, I have yet to be sued by a tenant due to following our procedures and policies.

Ryan, 

Thank you for providing your feedback.  I should have included that I own a management company in the same city as the subject property so I will be able to do the following by running certain expense through another business:

1. No management fees.

2. Maintenance will be material only. Labor will be completed by my existing maintenance staff and paid out to the employees by my management company.

The roof, electric meters, and breaker boxes are all 8 years old.

5 of the 8 units have complete new HVAC systems.

What are your thoughts after receiving this information?

Does anyone have experience buying rental properties using 0% interest credit cards and then completing the BRRRR method to payoff the credit balance and then repeating?

If so, what kind of credit card did you use?

How long until interest is charged?

Any problems along the way that you could share?

Credit limit?

Absolutely without a doubt in mind run all the background checks you possibly can!  As mentioned above, there are free sites that you could take advantage of which can be helpful, but I would highly recommend conducting a criminal background check through a local law enforcement agency.

Keep the tenant!  I have several tenants that I have rented to for almost 10 years.  Nothing is better than on-time guaranteed payments from a tenant who is taking care of your property.  One month of vacancy and turnover cost far out weighs the increase of gross rent income over a 12 month period. Social media websites? I recently was in a similar situation and had to find a couple who divorced and have them execute a quit claim deed before I could transfer the property. With the help of social media I was able to locate the ex wife and through her I located the ex husband. Nasty divorce so I paid them both $100 to show up and sign the quit claim deed....It was a sight to see...Best $200 I've spent in awhile.
