@Hannah Noble There are definitely pros and cons to both local and out of state investing. When it comes to investing out of state it is extremely important to build a reliable team in the market you want to buy. Making sure you have solid boots on the ground can make your out of state REI experience much less of a headache. My first investment was out of state right before COVID hit actually and I give a lot of credit to my PM on their tenant placement since I am still cashflow positive during these times. Do you have an idea on which markets you are considering for an out of state investment? Midwest markets are typically a lower price point with a greater chance of positive cashflow.

Hi @Hannah Noble! Welcome to the BP community! I would definitely consider myself a new investor as I haven't been in the game very long with picking up my first out of state rental property a couple months before covid hit. I am in a pretty similar boat but have done a considerable amount of research in regards to trying to house hack in OC. I have lived here my whole life and it is a beautiful place to live. The only downside to this area is the market is pretty expensive. This means that a larger lump sum of capital is required to get started here and that cashflow is going to be much more challenging to achieve, if even possible.Do you have an idea of where in OC you are looking to possibly house hack?

@David Pereira Welcome to the community! This is a great place to learn, network, and soak up everything REI! Like @Joe Homs mentioned you should definitely check out the local meet ups and get out there asking questions, talking to be and learning all you can. I know there are two meetings next week in the OC area that you should be able to find through a quick Google search.

I am looking to find wholesalers who operate in the Orange County, CA area. I will attend a few meet ups in the OC area and will be reaching out to people there but thought posting something on BP would help as well. I am looking to find a SFH in the central/north OC areas. I would love to connect with as many wholesalers as I can and possibly meet up and see if we can work together soon.

@Jesselyn Fearing welcome to the community!! There are a few meet ups in the OC that you can find on meetup.com or by googling for them. I personally deal in buy and hold rentals using the BRRRR method. This is definitely the best place to learn about REI and you are certain to meet some awesome people!

@Arturo Ortiz there is a lot of good advise in this thread. If you are graduating with no student debt you are already ahead of the game then most people around you. Graduate with your degree and if you truly do want to go down a different career path you can, it might mean a little extra work networking but it can be done! I have a friend who has a solid career in tech and he graduated CSULB with a degree in history. It can be done to build a career outside of your degree. Start networking, build relationships, be open to new opportunities (but don't always say yes), be patient, and hustle.
