Black doesn't mean toxic.  If it looks like a good investment overall, you should be able to get an offer accepted and get in ot inspect during the contingency/due dilligence process (perhaps even needing to sign a waiver as mentioned above and wearing a mask).  It looks nasty, but that is also going to keep others away, which makes an opportunity for the brave!

interesting opportunity, but it looks likethe zoning only allows for a duplexes, not converting to a triplex.

Hi Mike.  Sounds like you've got a pretty good start.  I'm also considering something like Reality Shares or note investing as sometime a bit more passive, but I think it's good to keep some rental properties too (keeps you diversified).  I'd recommend you consider what kind of minimum cashflow you are comfortable with from your rentals and then refinancing to cash out some equity that you could invest in something else.  I actually refinanced (taking cash out) a couple of rentals recently and used the money to buy a new primary residence without having to sell my existing primary residence first.

Welcome Preston.  I'm in the Seattle area, but have lived in Utah and have relatives in Salt Lake.  I haven't invested there, but seems like prices are much more affordable than here.  The main advice I have is to jump in and not wait till you know everything, or till a "perfect opportunity" comes your way!
