This totally renovated house was built in 1985 and is on a B- Street in a C+ area, it has new luxury vinyl plank flooring throughout, new paint, new lighting, renovated bathrooms and kitchen with granite, new apliances, and so much more. This home has an approved tenant for $850 per month beating the 1% rule and property taxes are 48th in the country, meaning compared to most markets where you could be paying $1,500 for the same house annually that this house is more like $700. This provides an excellent ROI with returns that will beat almost anywhere else, and this is a solid street. For $79,000 this is an incredible buy, for pictures, proformas, and more please call 404-718-9126. We usually have 10 properties at a time to sell and more inventory all the time!

Click Here for 3D Tour, Proforma, Pictures and Map!  This fantastic home just finished a fabulous renovation and boasts a brand new kitchen, new appliances, totally gutted and renovated bathrooms with high end tile, new vanities and luxury vinyl plank. The furnace and condensing units, roof and hot water heater are all new so the systems should be solid for a long time. This 4/2 brick and vinyl siding property was built in 1963, and tax records show 1,407 square feet, but this likely doesn’t count the finished areas on the lower level. Huntsville deals are really hard to find, and this property will likely rent from $900-$950.   Call 404-718-9126 to find out more or visit the blue link above.

This outstanding property has been totally renovated granite counter tops in the kitchen, new appliances, new vanities, tub, shower pans, tile surrounds in bathrooms, tons of plumbing updates, new luxury vinyl plank, new hot water heater, furnace, condensing unit, new roof, new interior and exterior paint. This home is in a great neighborhood with really good pride of ownership and a lot of owner occupants, it's a high demand neighborhood that's sought after and close to new shopping centers and downtown Montgomery (5-7 minutes). The VA Hospital is probably not even a mile away, and the home is close to the interstate and major office parks. This home has an approved tenant moving in at $900 per month. Property taxes are very 48th in the country so you get a much higher return. 723 Joryne Drive Pictures, 3D Tour, Proforma and Map  Call 404-718-9126 for more details, we have 10 other properties for sale in Birmingham, Montgomery and Huntsville.

I believe the guy may have started out with a good idea and maybe the right intent, his videos were some of the best marketing I have seen, but I was very concerned with the neighborhood quality that appeared in some of the videos, and some of the low income and crime demographics in some zip codes.  He may have expanded too fast.  Has anyone been able to reach his staff to see if he is willing to stand behind the product and try to help with the problem?

When buying from an auction or even from auction.com it's very important to verify the occupancy status, as well as check the title for any liens before you bid.  The buyer can become responsible for unpaid IRS liens or Office of Recovery Services liens for unpaid child support.  There also can be other municipal liens or utility liens that may not be satisfied by the foreclosure.  I once had a friend who bought an occupied property from a major auction site only to find out that the former owner was in a lawsuit for unlawful foreclosure that dragged on for over two years while they lived rent free.

Jay Helms and Eddie Trumble, Th Huntsville area is booming, the last few years have brought a new Remington Arms plant, Polaris plant, a new rocket booster company, and the recently announced Toyota/Mazda plant. The FBI is likely bringing a large employee base from Quantico for a $127M expansion of their operations on Redstone Arsenal. Prices have gone up a lot in the last three years and foreclosure inventory is way down, but there are still good deals to be had compared to elsewhere. Huntsville MSA has gone from 417,000 to 580,000 in three years per Wikipedia. It’s projected to pass Birmingham as the largest city within 20 years. We’ve done 120 or so properties in Huntsville over the last three years, and I have a podcast on the market, contractors and property management resources to share. Let me know if I can help? Glad to show you around the city too!

@Liz C., Huntsville is very moderate in climate but has four seasons, it may snow once or twice a year with maybe 1 to 2 inches. Summers can be warm and humid but typically in the mid 80's to low 90's. Winters can get cold, like down to 24 degrees during tough cold spells, but they don't last long. www.City-data.com and www.BestPlaces.net will give you more detailed information. Montgomery has hotter and more humid summers that last longer low to mid 90's is common in the summer for highs with higher humidity, winters are generally very pleasant and last year I rarely even wore my leather jacket but often used a sweater in January (this year has been colder nationwide and the jacket went on a lot more). Birmingham is right in the middle and is moderate and has weather very similar to Atlanta (similar lattitude). Alabama can get tornadoes fairly often. Population growth per Wikipedia for Huntsville went from 417,593 in 2010 census to 683,871 in 2013, so it's growing quite a bit. Birmingham and Montgomery have very minor population losses each year within the city limits, but much of this is in-migration to preferred suburbs. (-1.5% or so last I looked - but again consult the two resources I gave you above). Please inbox me if I can answer any other questions? I have a great and free podcast that covers this type of thing in detail if you look for "ROI Wealth Watch" on ITunes or GooglePlay.
