If I have a seller willing to hold a 2nd mortgage for 25% of the asking price do I still need to bring a down payment? I am being told that I would still have to have a down payment banks are not accepting any loans without it.

I personally worked with a credit repair company and they have helped me clear up negative inquiries off my credit. You see a lot of companies that say that they could clear up your credit in 30-45 days I've even seen some that say they could do it in a week I found a lot of them would say anything to get their phone to ring. You could do it yourself that's how I learned about it, I find it a little easier to let a legitimate company do it for me. The fees could be a little expensive but if you have 100's of thousands of debt it is definitely worth it. You have to take your time and weed out all of bad companies and you'll find some good one.

I realized after my post what I said was confusing. Matthew was saying that I should buy it .65 on the dollar and I was saying that this wasn't an all cash deal I wanted to know if the seller would give the down payment 25k and I was to get a loan for 100k would that have been a no money down deal. Sorry for the confusion everyone.

This wasn't an all cash deal I wanted to know if I refinance for 100k would it be a no money down deal.

I use Kall8 its only $2 - $15 a month depending on what you want and setup fee you could forward all of your calls receive faxes and voicemail

I found a property the owner is willing to sell it 80%LTV.
The home is worth 125k and she is selling it for 100k if I convince the seller to sell me the home for 125k and give me the down payment for 25k could I close on this deal with no money down
