I have a property I got the bank to approve for 62k and I have a End Buyer who would pay $67,500, the Realtor would not use my contract and she's telling me I can not assign it. Is there anything that I can do.

Hello

My name is Jared I am a real estate investor who specializes in short sales. I was wondering if you deal with or have any short sale properties you are selling. Our company currently buys 10-15 short sale properties every month. We currently have 50-60 short sales going at the moment. I know in the past Realtors typically don’t like to do short sales because of the amount of time it takes and the banks usually negotiate a lower fee. Well we are aggressively looking for these types of properties, when we find one that qualify, we contract to buy them, and then if we’re successful in getting a short sale lender to accept enough of a discount off of what is owed, we’ll give you 3% for finding the property and another 3% if you find us a buyer, So you would receive a full 6% commission, no matter what the bank approves. Of course we would do all of the short sale work so you could spend your time doing what you do best finding us more short sale deals. For those who are interested and want more information just let me know.

I am looking for a Mortgage Broker or Banker who could pre approve potential buyers in NC and GA. I would be financing up to 20% and the buyers would get a 1st mortgage for the remaining 80%

Loan Scenario

$100,000 Worth
$90,000 Asking
$1,800 Down Payment
$16,200 2nd Mortgage
$72,000 1st Mortgage

I have no problem paying closing cost which would added to the loan.

Is there anyone that could help me out?

the listing agent the one representing the bank as the seller. After talking to him about it he explained to me that there are other offers on the property that are higher than mines. Personally I don't believe him but there is no way to find out if he is telling me the truth or not.

I'm looking to start purchasing bank owned properties within the next couple of weeks. I wanted to know if I decided to take back financing for 20-30% would my buyers be able to purchase my properties with no money down?

I made 2 offers on Bank REO properties the agent I'm working with is telling me that I have to make a higher offer because my offers are coming in under 50% and the bank is going to ignore them. Can he do this?

I am about to make several offers on some REO's properties what are my chances of me getting 50-60 cents on the dollar? The property I am looking at ARV is 240k their asking 180k I want to make an offer for 100k. Am I wasting my time or should I make ah higher offer?

I just learned a new technique that I am a little confused about

If I was to find a property under contract where the Seller would sell to me at 180k and it was worth 300k would I be able to do a double closing, if I was to sell this property for 280k and a retail buyer would put 10% down and I would hold a second for 10% and retail buyer would get a mortgage for the 80%. Am I able to do this if I do not have the title in my name?
