I am looking to close a deal here in a few days and will be verifying my fee being paid out at closing with the lender, however I still want to get the buyer to sign some sort of contract with me just in case.

Does anyone have a simple fee agreement contract I could use.

I guess my question with this is what is in it for the agent. If I approach an agent and ask them to let me know if they ever have any good deals please let me know. Sure if they help me out I will help them out by using them down the road for properties I buy myself or refer them to other investors. I guess I would just have to find someone willing to do that.

I have been thinking of starting a website. I am looking to appeal to both investors and sellers. I am wondering if anyone here has had any luck with a website as far as bringing in leads?

Does anyone have a good website that has templates for these type sites or just do them from scratch?

I understand what you are saying. Does make sense, however I am about to purchase rentals as well. I am on my first rehab right now and will be making an offer on another one next week, plus getting a few rentals soon. This is why I was so concerned about getting a LLC set up.

I defintely agree that after I have made some good cash I can afford a good lawyer to work with on everything. Just wondering if I will be able to wait till that happens.

I really want to get into wholesaling so that I can raise capital for rentals and rehabs. Plus just having another source of income.

I am currently trying to make contact with local investors to build up my investor list.

The next step I believe is to find deals. What have you found to work well at finding properties that you can assign over to other investors. Specifically what worked very well for you starting out.

I really want to work with a lawyer right now in setting up the structure of my business plus assist me with deals when I have questions however I just cannot afford legal fees right now. I have heard many people talk about pre paid legal. Does anyone have experience with this and know if it would be worth trying or should I suck it up and talk to a lawyer directly?

Post: Need Financing for a Rental

I am about to purchase a rental property in Michigan that is currently being rehabbed. It is a 4 unit appraised at 105k, purchase price is $80k. 3 out of the 4 units are currently rented at $400 a month on a month to month basis.

I am looking for the best rate possible and lowest closing costs for financing this. If you can help me out please email me as soon as possible.

Post: Fannie Mae REO Shocker

Yeah I am actually closing on a REO from Fannie Mae on Monday. It also has the same 90 day restriction. When I read it I was shocked, just dont understand why they would care what I do with the property.
The deal was to good to pass up beside the 90 day stipulation. Oh well, I am going to try and lease the property for at least 3 months and just sell it then.
