I was just hoping to transition it into LTR and since we have newer furniture that fits the space well, it just seemed a shame to sell it all to do an unfurnished LTR, but again, I'm having a hard time understanding how logistically some of the details are worked out with that with furniture involved in an LTR.

Be prepared to have all of your lovely STR furniture ruined with a LTR tenant. If you don't want that, I would sell it or put it into storage (which may not be financially feasible), but long-term renters are hard on furniture that is not theirs. Trust.

I am spending upwards of $7K having my STR to LTR back to STR repainted and refurnished.  It did need some upgrades, but I'm definitely out of pocket a lot on this one to turn it back into an STR.  It was the right decision for me at the time to have it be an LTR, but it's a PITA restoring it.

Luke Carl has a new STR Management podcast that I recommend as well as Avery's Short Term Show podcast. There is also a ton of help in their Facebook groups.

What's the analysis paralysis about?  I'd be happy to answer your newbie questions and push you out of your paralyzed state.  I do it on the daily for buyers from all over the US.  Plus, I run 4 of my own and started before there were mentors of any kind.  If I can do it, you can do it!

Personally, if I were younger and not tied to anything (kids/schools/jobs), I would house hack over and over and over.  I would buy duplexes, tris, and quads, live in one, rent out the others, move in two years, and do it again.  You can put 5% down on multifamily if you house hack.  DO IT!
