I have had water damage and mold several times in homes over the years.  Don't rely on your PM or a contractor.  Call your home insurance agent now, explain the details and file a claim.  Don't wait for the insurance adjustor - call a reliable water/mold remediator like ServPro.  Most of the remediators work with the insurance companies directly and they will start immediately to dry out area with huge fans, remove drywall, etc.  When the adjuster finally shows up, he/she will be able to give an estimate to fix the damage and what the insurance will pay - minus the deductible.  

It's your property and your asset - don't delay.  

I have noticed that some landlords spew hateful, off-topic, unhelpful comments for no reason.  And no one even challenges it.

At the end, it's whatever you feel comfortable with.  Apartments.com didn't have all the features that I was looking for - like blocking partial payments.  RentRedi was too expensive for me.

As for personal information:

"In order to transact funds through Innago and access many other features, federal regulations require that we identify you as the owner of the account. We verify your information via the three major personal credit bureaus, as well as various utility providers. Because of this, you must ** be sure to use your personal information rather than your business information or business address."

Hi Consuelo,

I just changed from erentpayment to Innago too.  The information is for the IRS reporting requirements.  

"As a third-party online payment facilitator, Innago is required to collect tax information for any taxable entity that receives more than $600 in payments. If you meet this regulated threshold at the end of the year, an IRS 1099-K tax form will be provided to you."

Where are you getting the "numbers" that show it's a good investment? I live in Las Vegas, own profitable LTRs in good neighborhoods. I can't imagine that investing a high crime area as a legal STR, could be profitable in LV.

At the bottom of the Biggerpockets screen, find the area called "Explore" and you'll see "FilePlace". That's where you'll find spreadsheets designed by the community members to share.  Could be something that you can use there.

I used Sherwin Williams "Canvas Tan" with black fixtures, faucets, vanity lights and appliances in a 1300 sqft townhouse.  Also, white granite countertops and wall tiles in the bath/shower.  It looks great - warm and modern.

I used virtual staging for our rental last year.  I used BoxBrownie.com - easy, quick and affordable.
