I need recommendations for a property manager in the Pleasant Grove area of Dallas. Last 2 I have had have been really disappointing, so thought I would reach out to the DFW Bigger Pockets community.

I'm in DFW and had my 1st motivated seller reach out through my website to sell his house. Numbers look great but I need a little more time to put my 1st funds together - or - just wholesale it.

My question would be how much to offer the owner to let me have it for 30 days. He wants to close in 7...Yikes......I have to slam this puppy into high gear quick b/c I think there would be 100K in profit once flipped. He started reno and got an overseas job. Wants to "cut his losses and sell asap".

Wish me luck....and please help with any info on getting a place under contract.

hey @Eddie

Good luck with the loans...I have 3 rentals and a primary looking to add more and keep bumping my head with HML wanting me to have way more liquidity than I have available. Stellar credit and a great corporate job plus I've had my properties since 2006! I know I won't allow myself to get in over my head but without a relationship built it's tough getting financed. If I had 20K in the bank I would use a bank with lower rates. I guess lending has changed and I have to adjust my strategies.

Hello BP folks. I started investing in 2006 and my job required I spend ALL my time there. Recently my son has come onboard to do the leg work so he's a newbie with all the resources I've accumulated over the years. We look forward to a prosperous partnership. Anyone else in family partnerships?
