I'm finding that even though I bought my first investment property in 2006 with a hard money loan things are different today. I'm just getting back into the fray and it seems I do not have enough liquidity for Hard Money!! If I had 20K why would I need a hard money lender? If I'm going to put up 16-18% that acts like a down payment why do I need hard money?

These are the rules.....we just learn to play by them. I have to spend some time restructuring so I can get that cash in the bank.

This is such a great place to get information! A Big ThanX to everyone. I am getting my documents in .pdf and copies of originals in a folder so I'll have both approaches. What I'm running into now is that the HML want more liquidity than I have. I have to do some restructuring of my current rental mortgages to get that need cash in the bank so HML will work with me. J.Ingle has 3 rentals and wanting to do some flips to build a little cash so we can add to our rental portfolio. I guess the daze of NoCash are gone! I wish the guru's would stop advertising this approach.

ThnaX for the tip....I will be looking for that thread to gather the nned info to smooth out the process. We ( Mother and myself) do own 3 rentals but it's been a long time since they were purchased. Guess we forgot the process.

And Yeah....30' and up usually have a wheel. It's the only way to sail in my humble opinion :-)

Am I just to new and these forms are standard? I look at the applications and WOW and I shocked.....or am I reading to much into the process? Every place I get info from wants the "Uniform Residential Loan Application" as a starting point. This seems daunting. Bit the buliet and start the process or is there a sipiler way?
