Great thread...showing that it is really not that difficult to run some 'rough' numbers.

@Tyler Kastelberg and @Jered Collins, are your 40-50% expense figures include everything like management, insurance, taxes, CAPX, maintenance and all? Also is this a pretty conservative figure when running numbers on a potential deal? Thanks for your time!

 Oh well...next. I do think though that it was great that you posted this. It gives us noobs a different perspective; the more experienced chime in, giving clues of potential pitfalls.

Have you done a flip before? What exactly are you trying to do/develop? How much did you pay for it?

Really..how did you lose the 25k???

I have to tell you I lost $50 million last year...was thinking about buying Bitcoin but I was too scared that the value might drop, so I passed.

No risk=no reward.

Taxes at $1300? Is that an annual figure?

How will this be financed? Cash? I doin not see any financing figures....

Also, will this be self-managed? I would think there would be re-rent fees and such unless there is an on-site manager?

I do think too that Maintenance is estimated too low.

This is a great thread...A year or so ago I was considering buying a few units through MI. I did talk to James Wachob, he was a very nice gentleman. However once he handed me off to his team, the communication became very poor. I took it as a red flag and did not pursue...Glad someone shared this experience, very helpful! Thanks!

I think your best bet is starting to look for a solid GC. They can handle all aspects of this work. I would start looking for referrals since -as you probably know- some GCs out there are pretty shady.
