Either that or a flat 1-year commitment are common. I don't think it's unreasonable at all, all PM would want to 'lock you in' somehow. I had a PM who wanted a 24-month contract which I refused.

Based on my experience the 50% rule is pretty solid on single families and duplexes. I don't have experience with larger units, but looking at them and the rule seem to be good as well, at least in the area I am looking at. Depending on the area though, make sure th eproperty taxes are not a lot higher than you'd expect. Some areas have ridiculously high taxes. Build a 5-year projection for rents and expenses and see where you're at.

If I were you, I would start the education piece asap. Study and know your market, analyze deals, network with people. I am sorry, I can't give you advice what is possible for you. I guess the level of success will depend on you. If you want to flip, be careful. If I had $320k cash, I would want to buy something for $200k-$220, rehab $60-$100k and hopefully sell for $400k+. Whether you'll find a deal like that in CA is another thing, many out there are looking for those. Personally, I sold everything in CA an invest out of state now until prices crash-if that ever happens. Flipping is not my thing at the moment.

And now what? Courts must be already so backed up that any new eviction case will take 3-4 times longer to process. Who will be holding the bag for unpaid rent?

Even though I have not invested in Memphis, I had a look and decided against it. Please note that it was my personal opinion that it wasn't for me, not saying it can't work. Based on what I found, appreciation is negligible ie. you can not bank on it. It's primarily a cash-flow market if you can find the right deals. I would make sure not to buy SFH that rents less than $750. The math won't work long-term. Areas are street-by-street, you really need experienced boots on the ground to work with. If I were you I would spend a LOT of time networking and finding the right people before pulling the trigger. If this is your first rodeo investing out of state, be very careful...numbers often look a lot better on paper than $$$ that you'll end up making. Good luck!

Absolute insanity...hence the reason that we sold all of our rentals in CA. Businesses and investors are leaving, too much risk imo. Hope you guys come out of this OK...
