Thanks guys! I use them both. Matthew charges around 650-675 with Private service and Kathy's firm charges $310 total from beginning to end which is pretty awesome. I'm currently in the middle of a trial with Matthew so hopefully it will turn out well. I'll update after our next hearing. Bigger Pockets Rocks!!!

Hi @Jay Hinrichs ! I'd love to enter myself into the competition. I'm currently sitting in the basement of a house in St. Louis. I just closed on it and now I've painted, installed my first light fixture (way easier than I ever imagined), tiled the bathroom and put in a toilet! I have been investing in RE for 1 year. I currently have a portfolio of 5 and will have #6 by the Dec 22nd. I do the rehabbing myself because I still think it's fun. It's also waaaaay less expensive so I can put the money I save into my next house. I put a lot of love into the homes because if I were still renting I'd like to have a lovely home and a landlord that cares. I've been so busy I haven't had a chance to put my website together or start my St. Louis Vlog. I have been planning to start shooting videos and write about my experiences as a newbie. Just let me know what the next steps are and I'll gladly take em! I think it's awesome that you are doing this and hope to one day be able to do the same. All the Best, Janett

Run the numbers. Are you financing? Figure out what your monthly output will be including maintenance, insurance and taxes. Subtract that from your income to figure out your cashflow. If your living in it and it's covering your monthly rent it might be well worth it! Also decide what good cashflow looks like to you. Some people thing 100-200 is good. I like at least 400-500. Hope that helps.

Help! I need a great eviction attorney to file ASAP. St. Louis County is the property location and I have a tenant I am so over dealing with. Today marks 30 days late and I just want her out ASAP. She's been in the home 6 months and been late at least 5 of those months!

That's so scary! I currently manage my own just to stay away from this kind of thing. When I get to st.louis one of my first orders of business is to start a property management company. Managing my own definitely helps me understand what it takes!

Hello!

I currently own 3 homes in the St. Louis are and I'm planning to buy 3-4 more in October. The area I am focusing on might be considered a c-d but it's really quit lovely. It's near the confluence and the homes cost anywhere from $20,000 -$40,000. They rent for $850 a month. I feel like they are great investments when you look at the overall cash flow. I am managing the properties myself because I really haven't found anyone that's great. So far it hasn't been to bad. 

I plan on moving there in March of 2017 and helping other investors buy some of these gems. I am currently a RE Broker in San Diego California and it's impossible to get rentals that cash flow great with such a small investment. I will get licensed over there so I will have access to the MLS and all the contracts to write up offers. I also plan to open a property management business when I get there so I can be a one stop solution for out of town investors.

I'm a fairly new investor. I got my RE license in 2008 in San Diego CA and then earned my Brokers license in 2012. My husbands' family are all located in St. Louis so we decided to start our investing business in St. Louis because we have family support and the properties cash flow right away! So far we have 3 houses in St.Louis and one in San Diego. 4 of them are rentals. We are planning to buy 6 more over the next year and move to St.Louis full time. I have found a plumber, flooring guy,electrician and HVAC man so far. I think building a list of professionals you trust is super important. So far I manage the properties myself and plan on getting my Brokers License over there by the end of the year.
