I have represented buyers and seller in RE since 2008 in San Diego CA. Seeing little to 0 opportunities to create cash flow I decided to start investing in St. Louis MO. I am 7 deals in and have 5 homes that are rented and cash flowing. Now I want to take it to the next level. I have an opportunity to partner with a person who wants to bring money to the deals. What do i need to know that I probably don't know yet? What is the best way to insure a win for both sides? What are the splits, and how do you structure the business moving forward? Does anyone have experience and advice that can help me make smart decisions?

I would go with wordpress. Squarespace is beautiful but seems limited and with all the plug ins for wordpress you can make the site do just about anything. There are also tons of meetups and online groups for wordpress you can get unlimited info for it, free. Pay for hosting around $3 a month... Hostgator, Blue host, just search wordpress hosting, then install your site. Create an admin name and password. You'll go to YourSitesName/wp-admin to login to you dashboard and from there you can make magic happen! There are so many templates to choose from you can make it look anyway you like!

This house has amazing bones and potential! It is a 3 BR 1 BA with a partially finished basement and updated electric panel. It is full of stuff that you could even list and sell. I will take all serious offers so don't hesitate to bid!

This is a total fixer! Redfin lists value at $61,900 The bones are great but the house of full of junk, smells funky and needs a Complete rehab first. You could flip and make $20,000 or more. If you buy and hold you will cash flow great!

At 20% down, 10 year loan, your estimated monthly payment is $294 cash flow would be $425-600 depending on cost to rehab, and rent you charge.

I'm a San Diego Broker and the damaged party could go after both. Brokers typically have errors and emissions (E & 0 insurance) specifically for misrepresentation of facts or forgetting a disclosure. The Broker is responsible for supervising the sales person and has deeper pockets.

Thanks for the info. What would it take for to get me some solid numbers? Addresses?

I have 7 properties in St. Louis MO 5 of which are owned free and clear. I'm looking for a portfolio loan on the 5 to reinvest in more homes. 3 are rented with long term leases and I'm about to list 1 for sale. Does anyone have a recommendation for a painless loan?
