No, I cannot because no one is going to give me more than a property is worth. Most people will do between 65-90% of the ARV. This property needs no repair.

yeah, I hate it when it's too good to be true! Just need $42k in a hurry! And unfortunately, no one loans on over 20 year old Mobile homes no matter how nice they are! Also, it's very hard to find a loan for less than $50k😕

I've checked them backwards and forwards but can't find anything on this specific company or on the owner. I even looked at the FBI site under loan scams which describes a similar situation. What I wonder is: 1. If this company is a scam, how have they stayed in business so long?

2. If this is a shell corporation to funnel money to offshore accounts, why would they need me to pay them $580 as "loan insurance"? They wanted my to western union it but I suggested wire transfer. It would actually go to a bank here in FL so my next question would be

3. Why not just go to the bank and deposit the funds (the obvious reason being I have no way to recoup it)

I am wondering if anyone has had any dealings with Vit Finance LLC and or George Lycos? He claims this business is "fully registered" located in Reno NV. This is part of the email I received after contacting him:

When I checked into this business, it IS a registered business but this man's name is nowhere on it. He claims to be a Senior Loan Officer or Lender

How much money do you have? You would need 100 rental houses netting you $200 a month to make that goal. Is it realistic? Depends on how many deals you can find and how hard you want to work. A lot depends on your particular market. If you plan to invest out of state, remember to factor in management costs. If you plan on flipping homes to get you started on your rentals, that takes time. I think you may want to start a bit smaller-say 50 homes in 5 years. That's a more achievable goal. Don't set yourself up for failure.

I have learned that real estate can not be emotional. I think your idea of simplifying is a good one. If you can sell your home, buy something outright and maybe take out a small cash out on it, that would be good. Better yet, sell it and buy a duplex or triplex you can live in while renting the other parts. Pay your mortgage using the rent and when you have enough saved, buy another. Or, buy yourself another house, or buy and flip a couple until you have enough money to pay for your home outright. Be emotional about the home you retire in!

I would like to know if there are lenders that would help with starting a mobile home park in the Florida (North of Tampa) area and the in's and outs of it.
