Walmart colorplace is only for exterior and very few colors. At leasst thats what is online.

I decided to paint the master bedroom myself and do a touch up on the other bedroom. 

So far I am not happy with the rentprep report on the tenant. This needs a new post.

The tenants who qualify best to rent the house are unhappy with the paint job in 2 bedrooms. It would cost me about $800 and once the furniture is in, the problem will be not visible. (Near the floor)

So far no one else has objected to it and I'm renting the house as is so what's your advice? The husband works as a property manager himself and could probably knock it out nicely. The wife has no pro experience.

We could have an agreement in writing that if they damaged a carpet, window, floor, anything anywhere in house, etc they are responsible for repairs. Also I don't know how to determine a professional quality job as opposed to an unacceptable job. It's 4 plain walls in each room minus closet and window. Pale gray going over a yellowish off white. would need 2 gals about $80. I really like these folks but any more i've exhausted the security deposit from previous ratty slob tenants. arrgghh

thank you both for your considered advice. I'm probably just disgussted with all the c**p they buy and possible storing stuff for a person not on the lease, its hard to prove.

Every inch of my 10-room house except the living/dining area is completely full of tenant belongings, such that it's verging on a hoard. 3 generations of a family (3 adults, 2 teens), are on the lease. BUT there's more than enough stuff for 10 or 12 people altho it's actually 3 legal bedrooms and one large bonus room in the basement that has heat & egress. They have a couple of those large portable zip front storage "closets". The closets in the legal bedrooms are so stuffed the sliding doors are jammed. The previous inspection I did in December, there was not nearly the huge amount of you-know-what.

Nothing impedes walking through which I just did. However, I found mail in the mailbox addressed to a person who is NOT on the lease. This happened before with a previous tenant, and it was a squatter moved in. If someone has mail delivered to an address, doesn't that mean they live there?

The lofted shed in back yard is also crammed. 

It looks to me on first glance that they are either 1) storing someone else's crap, or 2) squatters have moved in. 

I signed a 6 month lease with them which is expiring end of April. So far they paid on time and I never hear from them. All the systems are working. The kitchen is clean although every cabinet is crammed, and the bathrooms are more or less clean but almost every brand of beauty product is represented ...

Since this is/was a very pretty house which is renting to them about $200 under market (they have no animals), and I don't care if they stay or go, WWYD?

get contact info for tenant... Facebook, google phone directory etc. Then start a conversation as the new owner. Don't gp there in person until youve had a phone talk.

On Jan. 15 these tenants agreed to vacate on March 31 which is the date of the lease expiration. I gave them 90 days notice, which is required. I have their written agreement to vacate by March 31. 

Yesterday they emailed me that they "found a house and will be moving Feb. 15th and paying utilities till March 1." They paid rent for February. I dont think they are planning to pay rent for March, or utilities, which lease requires. 

I have no idea what the condition of the property will be when they vacate, and their security deposit won't cover a month's utilities and make ready for next tenant. I did an inspection in December and it looked OK but I'm sure it needs deep clean. And maybe paint.

Their lease is clear, they are not allowed to terminate early and security deposit is not allowed to be used for rent.

It's 3 adults there were no kids but they had 2 older small dogs. Their occupancy began before I decided no more animals.

They are paying $2075 in a B+ location and the house is very upscale with hard floors, granite, etc etc. Even a hand-built vanity made from repurposed barn wood, 3/2/2. The big shed is custom-painted in Broncos colors orange and blue. People call it the "Broncos" house. I'm sure I can get $2200 plus animal fee $35/month as I will allow a small dog <25 lbs. I will be requiring an animal application with a $300 fee. People will pay almost any amount if they can keep their critter. 😜

Hey! you can DIY over a weekend. There is so much fun to be had with $2700! Get a PRO discount at HD & get their lowest price paint "one coat co vers". You may not need 2 coats. Repair the tenant damage so your paint goes on nicely. Every painter I had over to estimate the job wanted to use 2 coats and it made no difference. They say that to increase their price. I have a bid of $400 for a medium bedroom not incl ceiling. Maybe you shouldnt use 6-year old paint. I always buy the paint and just pay for labor that way i know how much its really costing.

OMG you have made some really serious and big errors!! First not getting the key??? Approving repairs without seeing the damage or problem??????

Second, I would NEVER NEVER NEVER buy ANY PROPERTY with sitting tenants!!!!! And you found out why I would never.

I once looked at a 4-plex and the seller told me not to evict one of the tenants. "She mows the lawn." It was a postage stamp. And, he brought the mower over from his house. Guess what, she was his piece on the side. He probably paid her rent. Maybe thats why he was selling, get an excuse to break up.

Another seller told me one of the tenants is his property manager lived there 10 years. So I should work with her on any repairs etc. Yeah fat chance! I'm not interested in having a co-manager, thank you very much.

How about 3 cats and 2 dogs? "All of them very well trained." Trained for what, to wreck my property?

So I restrict my activity to VACANT properties ONLY. I was a tenant once, too, and i remember how much I hated the landlord. every tenant hates their landlord with a burning fire, but when you meet with them they are so sweet and cooperative. They know how to work you!!! AND DRAIN YOUR BANK ACCOUNT!!!

Maybe you should sell this nightmare and find something else to do. If your awful tenant sees the FOR SALE sign, maybe that will cause a vacancy. I wish you luck in the next 8-12 months.
