I think we’re saying the same thing actually! Existing structures that meet code and are then converted to residential structures can be permitted. The original post was about non-conforming structures like sheds purchased at a hardware store. Those are less likely to be permitted and converted.

Hi All! So I have some follow up for everyone on this chain.

1. You can NOT convert a tiny home on wheels into real property. A tiny home is basically considered a glorified RV or Trailer and (at least here in SLO County), will never be permitted or assessed as real property, even if permanently attached to a foundation. 

2. You are likely going to run into permitting issues converting a non-residential structure into residential. Is it physically possible - yes. Is your county going to allow it, unlikely. 

3. There are pre-fab ADU kits and companies like Abodu (here in CA) that might be better options.

Hi David -

Have you looked into Abodu? It's a company that builds full pre-fab ADUs that are pretty phenomenal. They are priced competitively at around $250K+ and include ALL utility hookups, trenching, delivery, etc. They just launched in San Luis Obispo County and for the most part have pre-approval from City and County of SLO. They have concierge service to be able to handle all permitting for you, etc. I attended a recent informational event and was super impressed. 

Based on your strategy, you could have them bring in your ADU in about 6-8 months and live in that while building out the main home.

@Account Closed and his company are based out of state and I am working with them on a cost seg for my property here on the Central Coast. I have found his team to be particularly knowledgable both with the ability to do the seg as well as having full CPA and accounting services. You've certainly got other voices in the room on this chain, but since I am local and going through this myself, thought I would pass along another option.

Love this conversation! I think the biggest question that comes up when I am working with investors in the area is whether or not structures like this would be considered REAL PROPERTY vs. a Tiny Home (more like a manufactured home). In SLO County, it is a big question I am actively trying to navigate as there are options to build Tiny Homes and there are options to convert EXISTING structures into ADU's, but it is unclear what would need to occur to have new structures converted into real property and reclassifying a property into multi-family.

I'll let you all know what I find out at my meeting with the City Planners this afternoon!
