Hey BP Could use some advice. I have a friend that has been my eyes and ears for deals in an area not close to me. She's been doing it not only because she's a friend but also because she's interested in investing herself so it gives her the opportunity to check out and analyze deals in her market. I really want to give her something as a thank you but I don't know what would be appropriate. Any ideas? Appreciate your input.

I am in a very similar situation. I own 2 properties in brooklyn which have appreciated tremendously. just pulled cash out of one but kind of wish i had done a heloc. We're actually investing for cash flow so we're looking out of the area. i really want to buy again in brooklyn but my husband and i are working feverishly to get to our freedom number, which is high. would love to hear what you end up doing and how it turns out!

What would you do?

Considering a 6 unit property. Currently rented and has great cashflow but upon walk through we learned that one unit has bed bugs and the current owner isn't doing anything to remediate. Would you purchase? I've never had to deal with bed bug remediation so I don't know how realistic it is to get rid of them. Also concerned about it spreading. Anyone have experience with this?

This is what I've found in my research except they usually charge 10% in the markets I've looked at instead of 8.

@Account Closed I did not go through with it. And ironically, when I inquired about another listing not too far away, and asked about the due diligence fee they said they wouldn't ask for one. Perhaps it was because the other property was a 6 unit and the initial property was a quad? I don't know.
