I saw this on our county's website. Can someone explain what this means? 

2015 LOW INCOME HOUSING APARTMENT CAPITALIZATION RATE: 10.0% The Appraisal District is giving public notice of the capitalization rate to be used each year to appraise property receiving an exemption under Section 11.1825 of the Property Tax Code for Organizations Constructing or Rehabilitating Low-Income Housing: Property Not Previously Exempt.

Hii Sam,

I'm interested in Beaumont. The particular area of interest is the neighborhoods behind the Olive Garden Resturant and of course the west end near the mall. 3/2/2 SFH. Will consider 3/1.

Welcome @Philip S. I'm also from the Golden Triamgle best of luck in flipping. This is a great place to learn lots of information about real estate. Beaumont I have heard has a hot market despite the northward trend to Lumberton. 

I currently invest in. SFH and I just started looking in Beaumont between Calder and Delware and a few other areas let me know if you finds something and want to wholesale it.

You never know when a flood will occur and it will, just look what happened in Central Texas last month. The people in the Lake View area of New Orleans not the lower class neighborhoods, were middle class people who without flood insurance were devastated. They lost everything they had saved for. It only takes a rain storm stalled on top of you for a few days to flood your home. I have flood insurance on all my properties and it paid off for us when we were flooded during Hurricane Ike. We are about 30-40 miles from the Gulf and never expected to flood but we did with 3 feet of seawater.

Does anyone know of a excel or numbers (mac) spread sheet that I can list information on comparables in given areas? I can make my own but just thought that someone may have already invented this wheel. 

We are thinking of buying a rental beach house or bay side house in the  Galveston / Crystal Beach area. Does anyone have some good information on the recent insurance ratings, building codes or any other news of pertaining those areas. Also if anyone has experience with beach rentals in the Crystal beach/Galveston area I would like learn more about the vacation rental environment in the area.

We have one vacation rental that we will begin renting in the fall. Another one is in the works. A forum for vacation rentals would be great a great asset.

Post: HUD manufactured home flip concern

I have been researching manufactured home financing for several weeks for a deal I'm trying to put together. So far I am unable to secure financing through any lender for a fixed term. Even though it will be tied to the land in a desirable location. I've got rate offers of 5-7% amortized over 10 - 15 in years then a refi at 5 year intervals. Which is basically a business loan. If I do this deal with cash I will only be able to sell via cash or owner finance it out. I have heard that Wells Fargo can do these loans but the one guy I was assigned to could not figure it out.
