Russell you definitely have a challenging dilemma here! I'd be happy to sit down with you and discuss it if you're here in Greenville!

Building a duplex would definitely be a solid option (assuming zoning allows) and likely more affordable than buying one on market. Duplexes are hard to find in this market, especially on the MLS, usually you have to find them off-market.

In a vacuum, FHA is technically weaker. Especially if the house is going to have a lot of FHA compliance issues during the appraisal.

But I agree with others are saying, the market is shifting and it shouldn't be as big of an issue today. In situations like yours I like to have lenders call listing agents on behalf of my clients to express confidence in the buyers ability to uphold their end of the deal and close.
