Hi @Emily Ross Welcome to BP. As a newbie on the site as well, I love it. It's addictive. I was just writing to someone else about Austin being one of the places I'm looking to invest in. I live in the Bay Area and born and raised in SF. Would you happen to know which areas of Austin will bring good cash flow and have potential to appreciate? I'm looking into SFR for my first investment.

@James Wachob thanx. I haven't thought about Memphis but I definitely look into the area. Do you have some suggestions on specific areas that will cash flow well and have potential to appreciate?

Thanx for the info @Hugh Ayles on Airbnb. I appreciate it and it sounds like Austin is doing what SF is doing in regards of Airbnb. At the moment I'm looking at SFR's only for my first investment @Larry Fried

@Jake C. that was great advice because I'm in the same boat as @Joe Haines. I live in the Bay Area and it's very expensive to buy in the area. I'm currently looking to buy out of state and yes I'm chasing the numbers but doing tones of research of course before I do to ensure it's the right place.

Hi @Larry Fried which part of the west coast are you in and what states have you invested in? I'm looking into Austin because of the new developments and ROI is pretty good on the apartments downtown or close to downtown. Austin also has so many possibilities for Airbnb and I hear it may be the next tech place like S.F (ex. SXSW south by south west)

Welcome to S.F and BP. I just joined BP recently but I'm a S.F. native. It's my dream to invest in S.F but it's extremely expensive but it will manifest for me one day. One step at a time. I'm currently investing in Vallejo, Ca which is approx 30-35 mins away from S.F. I'm also looking to invest out of state for more cash flow. Feel free to reach out if you have any questions.

I've been living in Vallejo for approx 18yrs but I'm from SF. Although, there are areas with high crime things have changed a lot in the city. Just like any other city there are pockets with bad areas. Within those same areas there's a small radius that may be good. For ex. in the crest is known for high crime and violence but there are some newer homes within that same area that are decent and very quiet blocks. I currently own a home in one of the areas that was listed as a bad area but it's near the marina and it has appreciated drastically over a short period 2.5 yrs. I can't believe it. I'm currently looking to purchase another home in Vallejo but it's very competitive/expensive right now. It's gonna be hard to get good cash flow but I personally believe the appreciation potential within the next year or two will continue. The city has invested in to improving the transportation facilities near the marina and currently making road improvements. This is another sign that the city is improving. They also hired more police officers within the last year. My mom owns a home in Glen cove and yes its great in that area but expensive. If you can get a deal over there you'll definitely cash flow and the home will appreciate in my opinion. I'm hoping Vallejo becomes a mini version of Sausalito. Hey guys I'm new as well and so far I'm addicted to the site. Rance, I'm also going for my RE license for the education and the potential savings once I build the number of properties purchased each year.
