Hi @Tracy D.! Welcome!

Population growth, median income growth, proximity to me (somewhat), employment opportunities, price to rent ratio among other factors. Yes, in the future - but for my first property, I'm looking for a longer hold. I'll eventually want to leverage equity on the first property; so forcing appreciation (rehabbing) will most likely happen. But for now, I'm focused on just trying to buy my first duplex.

@Joseph Vu Congrats on the properties! It certainly feels like this can become addicting :-) Love the ADU hack btw. As for my plans in DFW, I'm looking for my first duplex. I'm hoping to build a system there to make it easier to acquire my next 2, 3+. My RE agent works with a property manager, so that's where I will start. I know it can be one of the most challenging pieces of the puzzle. Good luck, let's stay connected!

Hi BP community!

I'm Jamie and I'm located in San Francisco, California. Like for many, 2020 was a tough year! But it was pivotal because it forced me to reassess my future and my values. 

I've been a marketer in tech (surprise) for about a decade, but I'm a newbie in real estate. I found BP about 2+ years ago and have been sporadically listening to the podcast. About about 2-3 weeks ago, I had an epiphany that I no longer want my life to be controlled by a W-2. This was all thanks to episode 448 (The Lazy Person's Guide to Financial Freedom in Less than 10 Years).

Since, I've hit the ground running:

  1. Refined my criteria (Hello DFW!)
  2. I connected with an investor-friendly real estate agent using the BP network
  3. Have been analyzing 3+ deals daily
  4. Got my pre-approval
  5. Learned different REI strategies (I love the creativity!)
  6. Currently reading Brandon's book: Rental Property Investing and David Greene's Long-Distance Real Estate Investing

My goal is to gain financial freedom, with passive income starting with $10K/mo. The more I learn about REI and others' stories, the more excited I get. My current strategy/plan is to acquire my first multi-family housing this year - buy & hold. Even after diving deeper into REI, I feel like I've only scratched the surface! Hoping to learn more and connect with you all here.
