Thanks for the help everyone, just wanted to update you and let you know we now manage this client, they made the switch a few weeks ago. I am so thrilled. 

Thanks everyone. After replying to a couple of comments and really thinking about it, it's clear we offer much more value than Evolve.  Sometimes I just need a little confidence boost and you guys helped with that.  I appreciate it!

 Thanks Garrett!  Yes, that is all correct, especially since we are in a very small town and the property location is fairly remote. Being in the area, knowing the town and people really give us an advantage for providing a much better experience for guests. Also, our cleaners will report property issues to us through Breezeway and we manage all of the repairs and consumables.  It kind of seems like a no-brainer now, thank you for helping me to see my value!

They have 42 reviews and the score isn't bad at all for this specific potential client. They do have a review from a returning guest that mentions the quality went down when comparing their first stay to their second stay. I will keep showing our worth, it will definitely be a step up for them regardless of the loss of reviews. We are in a very small town and we know the town much better than any VA that is responding to guests.

How can I effectively address the concern of losing Airbnb reviews when convincing a potential client to switch from Evolve to my local property management company?

Thanks for the information.  After doing some internet research this is pretty close to what I have discovered. 

What STR mastermind are you a part of? I have a couple of PMs that I have established mentorships with, and I have access to a few groups via our PMS Hostfully that I can collaborate with, but I will take all the help I can get so if you can direct me towards STR mastermind groups I'll definitely take a look!

My husband and I are starting a new property management business in his small hometown. We have a potential client that is currently with Evolve.  Can anyone tell me what the process was when they cancelled their owner agreement with Evolve? I would like to know what to expect and I would like to be able to set my future client's expectations when they are ready to make the switch. 

I am assuming we would still have to honor any future reservations with Evolve and just block those dates out on our PMS, but please correct me if I am wrong.
