We did a direct mail campaign and have a potential deal however we need help analyzing the property here in the Tulsa Oklahoma area as to what we should offer. This is our first offer and we don't want to over offer or under offer being we are the first people the seller has spoken to and the home isn't on the market. We would appreciate any advice or help.
