Typically we do not hold an inherited tenant responsible for very much if there is no Move-in Conditions reported. However, you are correct that they signed the lease stating it was in good condition. I would say if you can’t prove they did it, then I wouldn’t even try. If you want to charge them for something then I would make sure to have proof that would hold up in court.

We have received about 89% of rent out of 116 doors. A few have agreed to a payment plan, a couple are just fighting it and not paying at all, most are paying in full.

@Bob E. At that rent.. I would include fridge for sure. Washer/dryer maybe. If you can find a good deal.

@Joe Moore I agree with Jon ^ Phoenix has multiple good pockets and bad. It really varies from street to street. But yes it can be a great place to invest, depends on what you’re looking for.
