@Kevin Polite  Hi Kevin, whatever happened with this? I'm looking at a property that has several county liens (Escambia County, FL) and I was wondering if anyone knew if those liens can get waived or not. The costliest liens are for not paying Escambia County unemployment taxes. Anybody have any experience here? THX!

@Shimira Greene  Hi Shimira, What ever happened with this land? I've heard that there is still a way for you to get the land even if it was a void sale by continuing to pay the taxes and then adversely possessing the property for 3 years once you get the tax deed. I'd love to hear an update!

@Denise Evans Hi. So, I bought a tax lien from the state and received the certificate in the mail today. The property is a vacant lot in an opportunity zone. So, is my next step to wait 6 months and then send an ejection notice? Or can I start building/developing on the land now since it's in one of Alabama's designated opportunity zones? Thanks for any advice!

Thanks for your reply @Denise Evans. Let me see if I understand. So, if I buy the tax lien, then the bankruptcy trustee will have to redeem it through me or will the tax sale be a void?

@Denise Evans - Also, not sure if this matters but the property is a vacant undeveloped lot. And it looks like he filed bankruptcy in September of 2019. I'm not sure when the state received the property, but I'm assuming it was probably in May 2019, in case that matters.

@Denise Evans  Hi Denise, Thank you for all of your great answers. I was wondering if you knew what happens to a tax lien if the owner filed bankruptcy. There's a property in Mobile that was sold to the state in 2019 and I saw online that the owner also filed bankruptcy in 2019. What will happen to that property if I buy the tax lien? I would like to one day own the property if the owner doesn't redeem.

I received a tax certificate today from the State of Alabama with a memorandum stating that Code 40-10-21 provides in part: “upon assignment it shall be the duty of the assignee to assess the property within thirty days of receiving the assignment. Failure to do so will result in monetary Penalties.” Can someone please explain this? @Denise Evans Thank you!

Hi I was wondering what ever happened with the property with the deceased owner.

I was sent a deed for a property owned by the state of Alabama since 2014. The owner died in 2006. None of the heirs have responded to my letters. I would like to put a trailer on the lot and rent it out. If I'm not going to sell the lot, does it matter about the deceased owner or does that only come into play when I try to sell it? If I decide to sell it in 10 years and the heirs contest it, is there some kind of occupancy/possession law on my side for having occupied the land (even if erroneously?) for so many years?
