can I use the FHA loan and just use cash to do repairs or do i need to have a FHA 203k loan for properties that say they are insurable with escrow. can i just bid saying i have FHA without 203k since i have the cash?

I have a property I am interested in and wanting it for my personal home. I have FHA financing with Florida Bond money for the down payment, I can't get 203k on top of the bond money. Can you look at the report and let me know if this looks like something that could pass for FHA. I also want to know what could cause the pressure test for the water to be bad and what can I do to narrow down the cause. This home is in a good area with schools and work. Should I pursue this home or am I wasting my time? Any other opinions are welcome. You can't buy off of the Duval county foreclosure auction website with financing.  You have to have cash/certified check to take to the clerks office by the end of the business day of the auction.

You should probably be looking at homepath dot com/ homesteps dot com/ hudhomestore dot com for REOs that you can finance with FHA financing. You will be looking at the more well-kept properties on those sites. Some of the properties on those sites would not pass inspection.

I do have a realtor I'm starting to work with but I haven't had time to talk to her about what properties in foreclosure I can look at. I guess I will start with talking to her to know what direction I can go. Thanks

I'm looking to buy a single family house with FHA financing. I have looked at the County website and they have forclosure auctions online, not looking at tax deeds. My lender says the home has to be in livable condition (ac works, plumbing, electrical ....) How do you know anything about these homes from online that don't have a disclosure? And can anybody recommend a title company so I can check to see if the home has any liens. Any advice about this or where to look for more properties would be helpful. This is my first home ever, I'm hoping to add more soon.

There is a house I'm interested in. The lady wants to sell within 2 years. I looked up the property for sold dates. I came across something dated 2013. 

  1. Transfer containing a reservation of occupancy for more than 90 days (life estate interest)
  2. Does anyone know what this means for someone wanting to buy the home?

My name is Jamie and I'm new to everything real estate, even buying my first home to live in. I have lived in Jacksonville, FL my whole life. I have only rented homes and apartments but now that I'm married I feel I need to find the right home and buy it. I'm also interested in buy other real estate to either flip or buy and hold. Any suggestions on how to get the best loan rate or any suggestions at all would be great.
