@Kevin Reinhardt, to start, try and take a look at what other rentals look like in your area.  This is a great gauge of what kind of products and design the tenant pool in your area like or are accustomed too.  If you want to stand out and attract some quality tenants just give a few upgrades that are slightly better than what is currently on the rental market.  This will make your unit desirable without overspending.  

If your area has a lot of renters with animals then put in flooring that is "hard." My suggestions would be LVP flooring as it is quick to put in, looks good, last longer, and can be repaired if a piece or two gets damaged. Hardening a unit is a great strategy as you can then allow pets and increase your ROI (return on investment).

@Kody Christensen, investors on BiggerPockets will assign keywords to get notifications when someone mentions such a word in the threads.  You will be able to reach more people if you include the city where you live/work or where you are looking to invest.  I'm up in the WI Dells area.

When purchasing an investment property you could put the purchaser as "(name) or as assigns." This will allow you to assign the contract to the LLC once you create it rather than having it set up first and then try to find property to buy. Seeing as you are looking at buying in SD or WI this might be an option you would like. Either way you may find it easier to just create a LLC in the state where the property is verse filing as a foreign LLC.
