@Joesph Ball I have been considering it & will look into it further.@Crystal Smith The idea is to stay small. I'm not changing my master's... Other people do it part time. I'm just looking for input about that.

@Rick H.  I've read a bit about bird-dogging & thought it was a good idea. Isn't it technically illegal though?? I thought the next best thing would be to pair up with somebody or somebodies who could buy (with cash) & let them sort of critique my deals & have a discounted price on the deal they looked at if they wanted it.

@Joshua Houchins  While seller financing sounds interesting, I'm not sure I really want More debt beyond my student loans. haha. I had been looking at renting first & still think of doing that at some point, but when I have the capital to just buy it & save all that money in interest. I'm always chewing on ideas though...

@Larry Turowski That's exactly what I've come to the conclusion that needs to happen! I don't want to make a move without talking to or knowing anyone. Thought I'd probe around a bit before I actually started getting into the more of the details of the market in the area, repair costs, marketing, & the rest of it too. See? You get me! =]

Well, that is why I intend to do my homework first! I've already been on the treadmill. Firstly, I own a home. Secondly, I've already sold one house before. I had inherited it... Also, when I was younger, I watched my dad build our house. So I have a good idea of what belongs there & how the pieces should fit together. And I've also been researching fixing & flipping & renting for months already because I first thought about starting there... I don't expect things to happen overnight, but I don't think it's just impossible.

@Brandon Proctor That's what I've been doing. I just keep reading. I really want to try to find some local REIAs next I think.
