Hello BP Community! My partner and I are located in Brockville, Ontario, Canada, an hour south of Ottawa. We're just starting out in our RE investment journey. We've purchased 2 single family homes in the past year and are looking to get into multi-family within the next 6 months or so. 

Question for the other Canadians......how are you selecting your location when you create a post?? The only drop down items I see are cities from the US **EDIT** When I posted, it took the location I had listed in my profile, so this questions answered!**

Question #2 - I'd like to work through as much of the educational content on the BP site as I can (a pretty daunting task!) but do you have any recommendations on a good starting point? What has been personally impactful for you and your REI journey?

This is the first time I've heard of "cash for keys" but totally makes sense. Thank you both for your input!

Hi all, new investor here. In my area (Eastern Ontario, Canada), there are quite a few duplexes or multi-family properties that are coming up for sale that have incredibly low rents. One I was just looking at was a duplex where the rents were $600 for the 1-bedroom unit and $650 for the 2-bedroom unit. The units aren't in too bad shape, a bit dated, but could definitely be renting for far more. From what I've read, it seems like there's nothing that could be done about that. If I were to purchase this property, I would assume the tenants at this rent and could only increase rent if and when they move out. And even if we wanted to completely renovate the entire unit, it's my understanding that I need to offer the unit back to the tenants as the same price they were paying previously before I could search for new tenants. I guess I'm asking if these buildings are just lost causes??

Hi Jack, welcome to Ottawa! I'm currently in Brockville ON, about an hour South of Ottawa. I lived in Ottawa/Gatineau for quite a few years but haven't invested there, so can only give my two cents based on my rental experience. If you're looking to just start out, I'd recommend checking out Hull and places close to the river. There are quite a few government buildings in that area, and from my personal experience, lots of people choose to live in Hull/Gatineau and commute to Ottawa, just to have a more affordable place to live. Prices to buy and rent are quite a bit cheaper in the Hull than downtown Ottawa so easier to start out! But warning that you'll really want to scope out the street your looking to buy on, there are nice ones and less nice ones in that area :P

I'm located in Brockville, Canada (about an hour from Ottawa). Over the past few weeks there have been a ton more listing.....I would say more than in the previous several months combined. This is also the first time I've seen a couple large multi-family units hit MLS in our area. We've only been looking and shopping for the past year though!
