@Corby Goade thanks for your input. Your matter of fact delivery seems like the least confrontational way to handle things. I’d have a hard time coming to a decision if I said I was going to think about it, but wouldn’t worry about it if I had non-negotiable rules.

Hello BP. My name is James. I live in Concord with my wife and 4 kids. I've been building spec homes in Charlotte and Concord since 2015. Charlotte was in the $600-900k market. Concord is in the under $200k market. I've recently decided that it makes better long term wealth sense to keep the homes as rentals. I've recently purchased 2 lots that I'm splitting to 4. Through a modified BRRRR strategy, I will be able to create 4 cash flowing rentals with relatively little money left in the deal. I'm exploring section 8 for the known benefits, but will probably put them in MLS also.

I’m a RE broker with Keller Williams and a career firefighter. I have a unique and mutually beneficial relationship with a GC who is the most trustworthy contractor I know. This allows me to focus on other things. 

My goal is to create passive income to reach my version of FI. This looks like keeping my FD job that I love and working when I want to and with who I want to in the future. 

I look forward to connecting with anyone. I’m at my projects almost daily so happy to meet people there if anyone is interested. 

I spent 5 minutes considering building a two level duplex. Most of that time was spent trying to convince myself that I wouldn't regret it. Given the option between two SFR next to each other or one duplex (side by side or two story), I've decided that SFR was the best choice for fewer headaches.

I’m thinking LVP throughout on my next project. I don’t have any long term experience with it, but hoping that’s the right decision.

@James Williams I was building specs in Charlotte and living in Concord. I thought it would be easier in Concord. Turns out it’s just as hard but smaller numbers. That does NOT mean lower profits, I’ve actually created a better model here.

@Christian Cummings Concord is great. I think there are still a lot of opportunities here. I also like the idea of investing my money in my community.
