We also currently use a simple Podio setup, Callrail and Skipio for a CRM and follow up.  We're looking into Investorpo, the demo video is an hour long but looks very integrated for CRM and follow up.  

A lot of experienced investors swear by Podio and it works very well for us but automation of contract creation and digital signatures, for instance, is a bit out of our current abilities. We'll working with a friend who's an IT engineer to help build Podio out...  We're also not sure it's worth the time and trouble

Would be really interesting to hear anybody's experience with Investorpo?

Was able to sell a condo that I lived in for 10 years and use the capitol to invest in a local real estate company as a hard money lender at 12% apr on a deal by deal basis.  Currently invested in three Seattle/Tacoma 'flips' with an average turnaround of 3-6 months.  

It's not risk free, but I found myself working full-time for the company I invested in as the Marketing Manager.  My ability to keep an eye on day to day activities and stay up to date on progress certainly eases anxiety...  Of course, that's dependent on the specific company you're making the loan to and your ability to look at the numbers and make an educated decision on each individual deal before investing...  Technically, if the company takes a loss I'm still owed my initial investment plus interest but as they say, "You can't get blood out of a turnip."  

Sure beats a savings account on interest and I feel it's less volatile than a typical stock portfolio.

One of my best friends sells advertising for Zillow in the Florida market.  I just talked to him this morning and he said they're not making sales calls into FLA today with Hurricane Irma looming on the horizon.  So, if Zillow is any kind of example, it's a fine line between 'too soon,' and 'too late.'

We've been using www.beenverified.com with a good success rate. It's affordable, doesn't require a tour of your physical business location, and as long as you have a specific address and/or owners' names it's really helpful. Our primary use is to find owners' addresses from mailers that are 'return to sender.'

Thanks @Aaron Rowzee My partner and I recently purchased the Real Estate Investor package from www.PodioZen.com and have just began 'building it out.'  We had trouble with the install but eventually received customer support and successfully installed the app package.  So far so good!  The PodioZen app package is not comprehensive like Investorfuse (although far more affordable), and is $100 more expensive than the Podio app package you recommended (given the current sale), but for $299 it's a quick and easy way to get a head start in regards to Podio implementation.  

Definitely nice to see how Podio functions with pre-designed apps and be able to start implementing Podio for our real estate business without an unnecessary learning curve.  Actually, I'm really looking forward to having Podio fully implemented and running for us.  Just the task management and CRM features alone are going to make our lives easier and more efficient.  Not 100% sure if or how automated workflows will be of use to us at this point, but for a starting point, having some pre-designed apps specifically designed for real estate investors helps level off the steep and daunting Podio learning curve.

Paying interest for a loan on a depreciating asset (ie a car payment) is not a good investment decision.  

Wealth is not what you spend, it is what you do not.

@Jamil W. Thanks for the post.  I too am a newbie who does not own a personal home and is currently investing in RE to "flip."  Although it is not romantic, living with family and friends while investing certainly frees up capitol while minimizing costs!
