Hey @Ethan Robert Millay. I think you would do very well with the MTR model in L-ville/Kentucky. I am kind of the investor friendly agent for KY and actually specialize in the furnished rentals. Also, the Airbnb Community Host leader for the state of KY as well. You can check out my profile for all that though background stuff though. Really getting an Airbnb property is L-ville is pretty tough with all their regulations. MTR you would be fine though. Any questions about investment property or furnished rentals reach out anytime.

It's likely accurate because most lenders aren't inclined to allow someone to assume responsibility for payments without their approval. Subject-to arrangements are uncommon among lenders. Nevertheless, consider reaching out to Borders and Borders for assistance with title work for more creative deals. They don't have authority over the lender's requirements though.

I am not a lender but I am a real estate agent. I can point you in the right direction for a lender and give you some advice on such a purchase. Just depends on the numbers if that all makes sense for a good investment. Just DM me so I can get some details.

I was just curious where you where since I figured we might be close. BG is building to meet projected demand. BG is one of the fastest growing cities in the state. If you count city and county that is 5.9% rise in population projected in the next 5 years where as the state projected population as a whole is 1% growth. DoM is around 77 days.

I do agree inventory is sitting right now especially with new construction. That should ease as the spring season comes into full swing and rates are a bit more stable.

I kept watching the market and had calls from developers trying to sell lots. I'd see 70 new constructions at a time just sitting there with maybe 10 under contract and no guarantee they'd close. 

Then I started watching the TN rehab market, and how fast they were selling. That's where I need to be. Still can't find a deal in TN. 

I haven't tried to find a flip/deal in KY yet but I'm afraid it'd be the same thing. Too many people trying to do it and overpaying from the start, or not knowing what they are doing, just saw it on TV and think they can do it.  

Where you at? I am in Bowling Green, KY.

The data was showing Letcher county KY has a large population drain.  Looking at a map, I see that is no where near Louisville.

I live in the Rust Belt. Some cities have been dying for decades.  I won't invest there.  Meanwhile, an hour away, there may be a growth city that is doing great.  

Right that is the only real mention of KY in the article. Most of Kentucky especially central KY is doing just fine. Eastern KY just does have good prospects and people are moving away for better employment just down the road.

I'm probably running into this issue with an STR in Kentucky. It has window mounted AC units. I am already leaning towards the split units for 4 rooms. But I am keeping my options open with the central AC unit.

In your case you might want central depending on the size. You would get more value add and more consistent temps. If you need duct work though that would add up.
