I'm looking to really pick the brain of an experienced investor about topics related to acquisition, funding, managing cash flow during a renovation, the importance of different aspects of a reno. What areas are hot spots for rentals or flipping. How to handle competition. Design ideas. Property management. Technology for REI's. Cap rates, COC, alternative financing...everything.

I am a newbie here in Charlotte as well. I'm happy to get together and talk shop anytime, just to be around some like minded individuals.

@Don Scott could you possibly expand on how you started using private money lenders? Where did you find them? How did you approach them? How difficult is the process? What do they charge you on average? Do you use the same lenders all the time or do you find new ones constantly?
