@Aaron Flake I definitely want to do it myself. I have a very experienced contractor that I know and trust and he is managing the rehab. There is plenty room for error on this deal. I have researched every aspect.

 Thank you for the input.  I do have a credit partner but I was trying to do it on my own if possible.

I am looking for funding but I don't have much to bring to close. Property is $82K purchase price, ARV is $198K and reno is $35K. The numbers are great. My credit is not strong at all and I only have about $8K cash reserve. Am I going to have to let this incredible opportunity go?

I'm looking for a way to provide value to Investors looking to purchase in Charlotte, NC or the surrounding areas. I have a great camera and I'm available during the day to capture pictures of properties that you cant make it out to. I also have a measuring wheel and can do measurements and square footage verification. I can travel anywhere within 45 minutes of Charlotte. Did investors need these types of services?
