Hi Guys and Gals,

How would the other landlords handle a 24 month tenants who just a few months into the lease emailed you saying they want to brake the lease as they longer feel safe at the property. Allegedly they saw violence next door and also had a gun pointed at them.  No police report was filed and it didn’t happen on our property; and apparently this happened weeks ago although it’s the first time it was brought to our attention. 

I’m curious how the community of fair landlords would handle this potential liability.

Any recommendations on lenders?

450k primary residence home in TN, seeking lender who would do 20-30yr fixed or balloon, non FNMA only due to the client having large cash holdings but no income in 2016 / 2017 due to their large section 179 tax depreciations those yrs

Hello! Seeking long term refi on two duplexes I paid cash for in Nashville, TN. Only lender who will fund off "appraised value" instead of the purchase price I paid 3 months ago. Since this is the FIRST mortgage on the property I'm specifically seeking only lenders who will give me 75-80% LTV off the appraised value. Thank you!

Hello Folks,

If someone buys a home with cash, then completes refurb with cash, will the bank use the newly appraised value (post refurb) as the value for their HELOC? I'm hoping they will NOT use the initial purchase price or the original purchase price + refurb.
