Hi gys - 

I live in a high rise building. Whenever they prepare a house for move-in - its clean like new construction. Even though the bathroom and kitchen fixtures are the same.

Who does this amazing cleaning work. They're definitely not the cleaning maids.

Especially the tub, the silicone beading everywhere, tile grout and mold, countertops,flooring - they are same old fixtures - but sparkle like they're new.

Who can I employ to do this work?

What are some basic bathroom upgrade ideas for a flip - minimal changes for great look - 

i list some below - pls feel to add any advice. Thank you.

- Paint 

- Repair - plumbing

Who does the below 4 items?

- Change vanities, mirrors,

- Change light fixtures

- Change seats

- Change Shower system

If needed - change

- Treat tub - how to do this?? ive seen tbs going from wreck to new in pics.

- wall tiles

- floor tiles

 I feel rental income is minimal to zero - unless you've bought it cash.

youve got tax to pay - and if a townhome/ condo - HoA too. Insurance.

The net income multiplied by 12 months - is not even 50% of the flip we're working on - we'll see how it goes.

 Yeah - minimal work for max bang also seems to work in some cases.

Even though i am working on my first flip - i could not agree more. 

I am trying to find a repeatable & inexpensive way of renovating kitchens and bath.

I'll try to work with Home Depot at first to see if they can package a deal of works for me.

Numbers from independent contractors are all over the place.

Any idea what would new countertop and new cabinet installation costs - lets say medium grade - for a 175-200sf kitchen.

Hi gys - 

I find this nice property. Its got basic kitchen - simple appliances, wooden countertops, old style cabinets. but all looks clean, good, not damaged.

It comes to mind to upgrade all this to sell higher and quicker. But then I wonder - rather than putting in 10K and then asking for 10K higher - why not just ask 10K lower?

Anyone's got a similar dilemma? Experience? Advice?

Hi gys - 

Any experiences with kitchen upgrades.

Basically - new countertops, new cabinets, back splash, lighting, paint, floor tiles, appliances.

I am talking a standard size kithcen in a 1400 sf condo. Could be 175sf -200 sf.

Anyone had an experience with HomeDepot top to bottom simple upgrade?

What does this cost?

Hi gys -

I found an agent to sell a potential property - that will close shortly.

Since day one - i see an attitude problem. She specializes in the area, is a good seller by ratings - so I remained professional and nevermind the attitude.

First week first 3 days - starts with great response. Next week - no returning emails. a little later - no returning phone calls. no returning texts. Fourth and fifth week - Would get a one line answer once in a while.

It feels like shes doing me a favor selling the house.

We havent drawn a contract to sell yet.

Can I switch to another agent?

The answer may seem obvious - but there's this connection that has been on for 4-5 weeks. Can she tell me i have been communicating with her for over a month about the property - so now i cannot switch to another agent?

is there any unspoken rule in real estate like that binds me to her - like exchanging emails,  texts, phone calls?

i really dont want to work with this person who cannot even deliver basic satisfaction.

I bought the property from an auction. There was no showing. i could have simply not put her name there.

I dont know how she earned it on the buy side.
