...you need an attorney to find an Abstractor...only because they know who these people are.

To avoid going through Counsel or a (proper) title company:

--Look for resources/professionals available through the NJLTA.
--Try a website called "source of title"
--Try a website called "Abstractor watchdog ".

BTW - who are the professionals in the industry who have the right tools to run the authentic and real title search?

I am very friendly with some Real Estate Agents/ Brokers - do you think they can run this search? Or does this have to be a RE Attorney?

Yep - spot on. I got hold of Bergen county liens link - its a gov website - and i cant tell what is open and whats closed out.

By the way, no jurisdiction that I am aware of will do a title search for you. They will simply point you to the computers and books.

Oh aw. thats too bad.

I think what we've got here is a - title search firm to do the job. and the expenses it comes with.

Will update how it goes.

Quick question - if the property in auction has lets say three mortgages open - and only one plaintiff is running in the auction - what happens to the other two loans?

1 - Does the plaintiff add up three total loans - and auctions for the total number? 

2 - Or, it speaks for its own number only? In that case - the winning bidder - does he assume the open loans on top of what he pays for the house?

3 - Any way to find out what is the Plaintiff running the auction for - all three - or just its own?

Is the County Clerk office really one-stop-shop for all kinds of all possible liens and encumberances? Does everything record with them?

I'm talking water, sewer, back taxes, past condo fees, property tax liens, other kinds of possible liens? Municipaity liens?

And yes - and number of open loans?

Basically - can I be sure and confident - that they've covered everything when they give me the report on a property?

If they are - I prefer to call them up once a month with a few properties, or even go in personally.

The real question is are they really all encompassing?

PS - I am talkig about Hudson County - does anyone have experience with it? I havent found their online database either.

After all, it seems to me that the best way to get title search is pay a professional firm for every report. 

Or -going to the county clerk  in person. Btw this is Hudson County, NJ.

I'll see if I can call them up and ask them to run a title for me. If not possible on phone - I'll probably go in personally with a list of properties.

I haven't found any free title search - that shows liens.

Does anyone know a monthly/ yearly paid service that offers unlimited title searches- and actually shows liens?
