Post: Can an agent do wholesaling too?

I'm more interested in wholesaling, but recently got my RE license thinking I may become an traditional listing/buyer's agent.  Can I do both?  Must I disclose to sellers whose homes I plan to wholesale) that I'm a licensed agent?  Should I put that disclosure on my direct mail/website?  I ask because I actually like the approach to wholesaling that others have used where they state "we are not RE agents, but rather investors".  Look forward to everyone's responses/input. Hi Everyone,

I have never created any web-based marketing and am seeking help from my community on how to do that and how much I should expect to pay someone to help me.  I have the creative ideas on how I'd like to market, but do not have the experience creating Facebook business pages and ads, landing pages, creating videos or setting up 24hr recorded messages about my business, all ideas I'd like to implement.

Any advice, support, or actual contacts would be greatly appreciated!!  I am in the Pasadena area of Los Angeles.

Just spoke with a BP colleague who contacted Lending Hall.  He said they seemed to be operating from an voice-over-internet phone, had an African accent, requested a $1500 up-front fee deposited to a personal account and didn't know how to answer the question of points charged for the loan.

For me, it's safe to say, I'm avoiding them.

Hi Everyone!

I am trying to locate a lender who will do a HELOC up to an LTV of 65% on an investment property (single family residence in CA) and wondering if anyone can point me in their direction? I have found one that will go to 55%, but I'd like to get a bit more if possible.

I'm ready to go, and like @Hubert Washington, I just need to get that first deal done.  I definitely think I will have to partner with another investor who has invested in MF projects before.  The money is an issue as well (thus needing a partner), but the more critical issue for me is lack of experience and not wanting to make a mistake on the numbers, which is why I want to partner.
