Thank you for all your insights. I am still not sure what my decisions will be, i am still gathering info. 

I am a relatively new landlord. So I am reaching out for others knowledge and insight. I have a section 8 tenet that has been late many months but still payed. I am looking at just now renewing their lease on October 31. Has anyone else dealt with this.  The other issue is they have been living at this property for 4 years ( I have owned it for 3 months) so I am assuming the move out process will not be easy. Is there something more I am missing or can I just not renew the lease.

Keep in mind everyone learned from 2008. So everyone is waiting for the market to drop. Just think how much the big boys lost, they didn’t forget now they have millions sitting waiting for another crash if it happens at all.

I have my first duplex under contract in Janesville WI. I have recently moved back to the area from Virginia. I am excited to continue learning the Janesville/ Beloit markets.  

Thanks everyone, i guess it was a good idea to jump on here. I look forward to speaking more specifically when i finally get cheese land. for the mean time I will learn for the locals here in the common wealth.

Hello, I was challenged to introduced myself so here I am. I am a brand new investor looking to take the plunge with my first investment property. I curranty live Virginia Beach Virginia and will be relocating to Wisconsin ( probably Madison ish area). I am using this down time to learn and absorb all I can before I can make the first purchase. I am looking to gain my freedom financially so I can do the one thing in life that I love the most, DOG MUSHING (dog sledding). I am planning to attend REI 2020 market forecast in my city next week, I am excited.
