Hey @Yenika M. thanks for the response.  Yea I can but the market is getting really tight around here so off market deals is my target.  What are some techniques that have been working for you?

I have begun my wholesaling campaign and just wanted to get some advice from some people that have been successful in their respective market. About a year ago I purchased 2 absentee owner list and mailed out about 1000 yellow letters to the owners of the property. In each of the campaigns I received calls about 3 to 4 weeks after the mailings were sent out. I had about a 8-9% response rate but of course only 5 were actually motivated sellers, needless to say no deals were closed. This time since now I am a licensed realtor and actually have two investors that are waiting on a deal, I am inquiring about best practices. Also I am located in the Richmond, VA area so I know every state has different laws and public records that other states do not. The yellow letter campaign is not cheap by no means. The one thing that I do have is plenty of time so I have begun Driving for Dollars. I would like to connect with some one or some people that have some good reference points.

There is a piece of property that is for sale that is an empty warehouse building that is zoned for commercial and residential use.The property is located in the Central Virginia area that is surrounded by old warehouses that have been transformed into either all apartments or apartments and merchant store fronts.I am trying to figure out how to evaluate the property.

Thanks for the replies it was not a good deal based on the numbers.  Like you said @Gideon Sylvan was something that a hard lender wouldn't do so that should have been red flag number 1.

I have a single family home that I am interested in doing a buy and hold transaction but based on the selling price there really isn’t enough equity in the home to do a hard money loan so that I can purchase and refinance later.I am looking for someone to carry the note for maybe 10 to 15 years with a very good interest rate with an option for me to pay it off at the 10 year mark.I am open to any type of options that makes sense.The property is located in central Virginia and in area that is in high demand because of the school district.Just wanted to know if anyone has some steps that I can take to solve a problem like this?

Good Afternoon Everyone,

I wanted to know if anyone had any good prescreening scripts for that initial call from a direct mail.The direct mail campaign that I am doing is NOD and Absentee Owners and I am trying to make sure that I get all of the necessary information on the phone the first time so that when I meet with the homeowner I have as much knowledge as possible.I am trying to be as efficient as I can so the homeowners needs are meet as quickly as possible.
