@Derrick Wallace I selected that city because I am familiar with the city and I could afford properties their. The neighboring cities are more expensive to purchase, but better areas, have better school systems, but cash flow less.

Wow, I feel very honored to have my post as a "success story Spotlight" on BP. The stuff that @Brandon Turner & @Joshua Dorkin are teaching work. I got all my documents, tips & strategies off of BP. The only thing I provided was DETERMINATION & ACTION, even while RE agents didn't understand how BP teaches to invest! Thanks again BP, you guys rock!

@Nicholas Reece I took my eldest child with me to the title company to close, took a pic of him signing (scribbling) his name on a blank page. PRICELESS!

@Jonathan S. New Jersey properties & property taxes are expensive. But, I found certain parts of every city has reasonable taxes & prices that will fit your investor identity & type.   Good luck!

@Iman Yu That is the average rental rate in this market, due to being close to the shore/ Atlantic City. Some small 1 bd apartments rent for $650. I put the house in the local news paper for 2 weeks before rehab was completed. Then scheduled showings the 2nd week.

@Duc Ong for Homepath.com properties, you have to wait until the 1st look period has expired, which is 21 days. On the 22nd day it is open for investors. Also, I found that prices can be reduced every 30 to 45 days.

@Aleemah Spence, I saved up the money, was on the MLS everyday. It took about 3 months after deciding to get into real estate.

 @Daren H.  my kids are by far are more impressive. My goal is to leave my kids 20 properties each. 5 x 20=100. Now "10x" it so the new goal is 1,000 properties.
