@Ronald Stark this was a conventional loan. The house was not seriously distressed.

@Dave Toelkes  my apologies for the messed up #s.  I'm in the car on the 2nd job,  using voice to text.  The sewer is $41.67.

@Dave Toelkes I pay  The sewer bill which is 4167 I omitted that by accident.  But if you recalculate all the numbers it should all equal 13 95 which is the monthly rent.  And to be honest I did not account for it until December when I got the bill,  in which brought my cash flow down to what's listed.

@Alexander Ball I'm sorry I was not clear. Realtor.com. I toggle between Zillow, realtor.com & property shark to get info on a property.

@Tihanna Mccleese my mother was a single parent, raising 3 kids, working a full time job, while in college. I know I get my drive from her. I can wait to hear your story!

@Alexander Ball I do not have a RE license. I am on the MLS, Homepath.com, Hub zoo & sheriff sale web site. My wife will be working on getting her RE licenses, so I can go in as many houses I want without annoying a RE agent (that's a whole story in its self).

@ Rick Grubbs that is AWSOME! But, I'm done. I don't know what sleep is anymore. But I'm focused on expanding so I can present in the home, not just a body, as @Joshua Dorkin said on the podcast.

@Lin-Chuan Lee in my rehab #s I included all inspections, legal & oops factor, etc. I also did have to pay 1 point. The property needed minor work.
